Is it cheaper to buy house from builder? What are pros and cons?

1) If this is an ';empty';, brand new, McMansion, subdivision, you may have no neighbors and depressed property values until the other homes are bought.


2) You may be able to get a really good price on a home because the builder wants to avoid foreclosure and needs cash to remain ';liquid';.Is it cheaper to buy house from builder? What are pros and cons?
When buying from a builder most people don't use a realtor. You SHOULD!





The cons are that typically you have to buy window coverings, sod for the yard, washer, dryer, sprinker system, etc.





If you buy an existing home it is typically move-in ready and you can sometimes get things thrown in (like the fridge or washer/dryer).





When moving to a brand new neighborhood you often have to wait month before all the amenities are complete. Lots of ';growing pains'; with a new development.
