Where to buy house if working in Philadelphia? How's South Jersey from taxation point of view?

Is this correct?

House in Philly

Philly Wage 3.5 + PA State 3% + 5000K annual property tax

House in South Jersey

NJ State 6.5% - Philly Wage 3.5 + 9000K annual property tax

If this is true of course living in Bucks County (council rock, cenral bucks school dist) makes much more sense. Any thought?Where to buy house if working in Philadelphia? How's South Jersey from taxation point of view?
If you LIVE in Philly - you pay Philly RESIDENT wage tax, which is higher - 3.93% and you pay that no matter where you work - in or out of the city or state now or in teh future - as long as you keep living in Phila.

NJ wage tax is a graduated tax rate - it is not a flat 6.5% - you do get a partial credit towards the NJ tax if you pay Philly wage tax - reciprocal agreement between NJ and Penna/Phila.

Car Insurance is very high in Philly or in NJ - it's less in Philly Penna suburbs - so is property tax.. houses are probably cheaper in Philly and lower prop taxes than NJ, but there are a lot of bad areas for crime in Phila

those areas in Bucks County are some of the more expensive areas to live - but nicer schools also - depends on how far down into the city you have to drive - It usually takes me at least 15-20 minutes to get from the Turnpike at Rt 1 to Grant Ave and Roosevelt Blvd/Rt 1 - it's only 5 miles and that's the least congested part of Roosevelt Blvd and it's usually slowewr going home at night back north to the TpkWhere to buy house if working in Philadelphia? NJ assess property tax based on the homes value. 700k house is taxed 15k a year.
