Would it be cheaper to buy house with existing fencing on 7 acres?

looking at 2 houses to buy - 1 has 7 acre perimeter fenced and barn $28k more - the other has no fencing nor barn but nicer house $28k less- could I add the fencing and barn for that $28k?Would it be cheaper to buy house with existing fencing on 7 acres?
I paid $7,900.00 to fence less than 1/4 acre of our property-the cost is prohibitive for 7 acres; but call a fencing company and just inquire as to the cost. Get the one with the fence already in-the fence and barn are there; then upgrade the house at your convenience. It depends on the type of fencing and if you are going to hire it done or put it in yourself. If you are going to use live stock wire, or high tensile New Zealand Wire and install it yourself, it will be cheaper to do it yourself. I fenced 8 acres with five strand New Zealand fencing for less than $1,000 doing the labor myself.





The barn is a different matter, depends on how big the barn is and what type of construction. Ask some contractors in your area what it cost to have a pole barn or equipment barn put up.

Only if you use reclaimed materials for the barn and did the fencing yourself.Now you could have the fencing done for you and just buy a large building,they come in many materials for around 12,000 depending on how you want to use it and how large you want it to be.Pre-fab is a way to go with less labor intensive,you should check them out.But if you mean a real barn then no,28,000 will not cover it.
You could probably put in the fencing for less than 28k, but probably not both. How much the barn would cost depends on the size and type of barn you put in. You should check with some local contractors in your area, or with a place like Menard's, Lowe's or Home Depot that might sell storage building kits and and fencing if you are handy with all the tools needed to put them in.
I have 5 acres and I thought about fencing it in. I wanted a white split rail type of fence. The estimate I got 7 years ago for materials and labor was $22,500. If I painted the fence myself, the price went down to $18,900. Not sure about the cost for a barn - could get expensive if you want running water and electricity inside the barn. Also depends on the size of barn.
You would DEFINITELY be better off purchasing property with an existing fence. The cost off this type of footage is quite high. One key point to consider, how old is the fence? Depending on the fence type, it would cost you a pretty penny to get the fence taken out a couple years down the road and have a new one installed. Most wood fences have a life of about 10-15 years.
